Problem Property - what can I do?
Even in our wonderful neighborhood, from time to time we have a property that just isn't really up to the standard. Surely there is a lot of room for individuality in Green Mountain Estates, even some eccentricities. But then again, there is a line and it is important to maintain it. What can you do when you feel action is required? Here are some steps.
Step 1 - take a look at Lakewood code. On the Lakewood.org there is a section dedicated to property codes, code inforcement and even business licenses.

(this was a search for "Property Codes" within the Lakewood.org site; look under documents)
We have transcribed the brochure Property Codes Made Easy. Just click on the picture here.

Step 2 - the direct approach. Talk with your neighbor. Share your concern. Maybe you can even help; or perhaps other neighbors can help. Sometimes there are things we don't know about that result in something we don't understand. The direct approach can sometimes work wonders in many ways.
Step 3 - Lakewood may be able to help (two contact points listed here)
The Lakewood website has a way to directily contact Code Enforcement
http://www.lakewood.org/codeenforcement/ When you go there you will see the page on the right. Look around and you will learn about the city services in this manner. The big arrow points to the box that gets you to the online form to report a problem. This form also has the phone number if you'd like to call the department directly. |
Another important City resource is the "Sector Liaison Unit" described in the Neighborhood Resource Guide ...
"Sector Liaison Agents. The Lakewood Police Department's Sector Liaison Unit is a team of selected police agents who use community crime prevention tools, community resource referrals and enforcement action to address specific problems. By patrolling the same area of the City and making contact with community groups, police agents have the opportunity to better understand the problems facing Lakewood neighborhoods, and to become better acquainted with community residents."

Step 4 - Send GMCA a note. Use the Contact Form and let GMCA know what's up. We may be able to contribute constructively to your situation.
It is important to understand that GMCA is a purely volunteer organization, not an HOA, and that we have no statutory authority. At the same time we are a well respected Association with the City and neighboring communities. Over the years we have participated in imaginative solutions to a host of challenges.
